Buyers Agents, or Buyers Advocates, provide residential property investors with help when it comes to buying and purchasing the right investment property. 

Unlike real estate agents, who solely represent the seller of a property, Buyers Agents represent the buyer of a property with the aim of helping the buyer purchase the property for the lowest possible price.

With a Buyers Agent, you can generally choose to seek their assistance to find an appropriate property and represent you in the negotiations, or you can find the property yourself and then engage a Buyers Agent to represent you in price negotiations with the seller.

Buyers Agent fees

As real estate agents charge the seller of the property a fee based on a percentage of the sale price, Buyers Agents also generally charge a fee based on a percentage of the property purchase price, and the type of service provided.

You can often negotiate the fee before you engage the services of the Buyers Agent so you know up front how much you will pay for receiving their assistance in purchasing your property.

Buyers Agents licensing

While each state in Australia has its own licensing requirements for Buyers Agents, generally, they must undertake a course run by the state’s Real Estate Institute or TAFE, or in some cases, a private institution. They then become a “registered” buyer’s agent or real estate agent with the Office of Fair Trading in that state.
